Screen tear and lag

I'm running the following system:

-Win 10 64bit
-Intel i7 Skylake 6700k 4.00GHz
-8 GB 1066MHz Ram
-MSI Nvidia GeForce GTX 1080 (4095MB)
-Asus VG248 144Hz Monitor

And I'm experiencing some screen-tearing and lag when playing PC2 with the following settings:

I'd like to think I should be able to run these settings lag-free with my setup? With the FPS counter I see I'm quite steady at around 120-140fps , but I might be getting getting drops or spikes when I'm not looking.
My monitor doesn't seem to support G-sync so that's out of the question unfortunately. I've tried running with "Adaptable Sync" and/or "Triple buffering" in Nvidia settings, but the problem does remain to some extent.

It seems to occur mostly in high-speed corners, where I notice the curbs is "lagging/flickering" for example. It surely doesn't run as smooth as I expect it to run.
My drivers are up-to date according to Nvidia software.

Any ideas what might be "wrong" ? Or any ideas how to improve/adapt my settings to my setup for maximum results?

Thanks in advance!
